Mumbai's western suburbs are seeing another premium residential launch, with Rustomjee introducing Ozone Skye in Goregaon West, a high-rise project with an estimated gross development value (GDV) of around ₹400 crore.

The 50-storey residential tower on S.V. Road will offer 158 homes, with premium amenities spread across the 49th and 50th floors

Mumbai's western suburbs are seeing another premium residential launch, with Rustomjee introducing Ozone Skye in Goregaon West, a high-rise project with an estimated gross development value (GDV) of around ₹400 crore.

Located on S.V. Road, the project is being positioned as a premium “sky living” development, combining high-rise residences, elevated lifestyle amenities, landscaped spaces and views of the Mumbai skyline and Aarey greens.

According to the developer, homes at Ozone Skye start at around ₹2.52 crore, while larger 2 BHK and 3 BHK configurations are priced higher.

50-storey tower to house 158 residences

Ozone Skye will comprise a 50-storey residential tower with 158 residences across 1 BHK, 2 BHK and 3 BHK configurations.

Indicative configurations include:

  • 2 BHK, 750 sq ft: ₹2.63 crore onwards

  • 2 BHK, 780 sq ft: ₹2.73 crore onwards

  • 3 BHK, 1,010 sq ft: ₹3.54 crore onwards

  • 3 BHK, 1,030 sq ft: ₹3.61 crore onwards

The quoted prices for these configurations are indicative base prices. Taxes, stamp duty, registration charges, floor-rise premiums and other statutory or transaction-related costs could increase the final acquisition price.

Project designed around ‘sky living’

The central proposition of Ozone Skye is its high-rise lifestyle concept, with the developer focusing on creating an elevated residential experience rather than limiting amenities to the lower levels.

The project plans dedicated amenity spaces on the 49th and 50th floors, giving residents access to elevated recreational and leisure areas.

The proposed facilities include landscaped sky decks, fitness and recreation zones, outdoor theatre spaces, event seating and leisure areas.

The elevated amenity spaces are also expected to provide views across the surrounding western suburbs and Aarey greens.

Premium amenities target changing homebuyer preferences

The premium housing market has increasingly moved beyond apartment size and location, with buyers also evaluating amenities, community spaces, recreation facilities and overall lifestyle offerings.

Rustomjee Group Chairman and Managing Director Boman Irani said homebuyer expectations have evolved, with greater emphasis now being placed on the quality of everyday living and the broader environment created by developers.

Ozone Skye's amenity strategy reflects this shift, particularly through its focus on upper-floor lifestyle spaces.

Goregaon West offers strong connectivity

The location of Ozone Skye is another important part of the project's positioning.

According to Rustomjee, Lower Malad Metro Station is approximately 0.5 km away, while Goregaon railway station is around 1.5 km from the development.

The project also has access to major western suburban routes, including:

  • S.V. Road

  • Link Road

  • Western Express Highway

The combination of road, rail and metro connectivity provides access to several established residential, commercial and employment zones across Mumbai.

Proximity to malls and employment hubs

The project is located within a developed urban catchment with access to major shopping and entertainment destinations.

Nearby retail and lifestyle destinations include Inorbit Mall, Infiniti Mall and Oberoi Mall.

The surrounding business ecosystem includes employment hubs such as NESCO IT Park, Mindspace and MIDC, which could support demand from professionals looking for homes closer to workplaces.

The presence of schools, healthcare facilities, retail centres and entertainment infrastructure further strengthens Goregaon's appeal as an established residential market.

Why Goregaon is attracting premium housing projects

Goregaon has evolved significantly from a primarily mid-market residential destination into a broader housing market that includes premium and luxury developments.

Several factors have contributed to this transformation, including redevelopment opportunities, infrastructure improvements, metro connectivity and the expansion of commercial activity in the western suburbs.

For developers, the locality offers access to an established buyer base while allowing them to position newer projects at premium prices compared with older housing stock.

For homebuyers, new developments can offer modern layouts, newer construction, amenities and improved infrastructure compared with many older buildings in the surrounding neighbourhoods.

₹2.5 crore entry point puts Ozone Skye in premium segment

With an entry price of approximately ₹2.52 crore, Ozone Skye is targeting a relatively affluent segment of Mumbai's homebuyer market.

The actual cost of purchasing a home could be considerably higher after adding applicable taxes, registration, stamp duty, floor premiums and other charges.

For buyers considering the project, the effective cost per square foot and the final all-in purchase price will be important factors when comparing Ozone Skye with competing developments in Goregaon, Malad, Andheri and other western suburban markets.

3 BHK homes cross ₹3.5 crore

The larger apartments carry a substantially higher ticket size.

The indicative price of a 1,010 sq ft 3 BHK is ₹3.54 crore onwards, while the 1,030 sq ft configuration starts at approximately ₹3.61 crore.

Such pricing places the project firmly within Mumbai's premium housing segment, where buyers typically place greater emphasis on location, construction quality, amenities, privacy, views and lifestyle infrastructure.

Premium housing demand remains an important growth segment

Mumbai's residential market has witnessed growing demand for premium and luxury properties, particularly among high-income households.

The premiumisation trend has encouraged developers to launch larger homes and projects with extensive amenity packages, even in established suburban locations.

Western Mumbai has benefited from this trend as infrastructure improvements make locations farther from South Mumbai more accessible while offering relatively newer housing stock.

Rustomjee strengthens its Goregaon portfolio

Ozone Skye adds another project to Rustomjee's existing presence in Goregaon.

The developer says its broader portfolio comprises 41 completed projects, 17 ongoing projects and 21 forthcoming projects.

Rustomjee has also stated that it has delivered more than 29 million sq ft, with a future development pipeline exceeding 46 million sq ft.

The Ozone Skye project therefore represents a significant addition to the company's residential development pipeline and its strategy of targeting premium housing demand in established Mumbai locations.

What homebuyers need to evaluate

For prospective buyers, the headline ₹2.52-crore starting price is only one part of the equation.

Before committing to the project, buyers would typically need to evaluate:

  • Final all-inclusive acquisition cost

  • Carpet area versus quoted saleable area

  • Floor-rise and view premiums

  • Stamp duty and registration costs

  • Maintenance and amenity charges

  • Parking arrangements

  • Construction and possession timelines

  • Developer track record

  • Comparable prices in nearby projects

  • Rental demand and potential resale liquidity

For investors, rental yields should also be assessed against the purchase price, particularly because premium residential properties can have relatively lower rental yields despite higher absolute rents.

Mumbai Real Estate Outlook

The launch of Ozone Skye underlines the continuing premiumisation of Mumbai's western suburban housing market. Developers are increasingly using high-rise architecture, elevated amenities, connectivity and lifestyle features to differentiate new projects and command premium pricing.

Goregaon could remain an important market for premium housing as metro infrastructure, commercial development and redevelopment activity reshape the western suburbs. However, the success of projects in this segment will ultimately depend on buyer affordability, sales velocity, pricing discipline and the ability of developers to deliver the promised amenities and infrastructure.

For Ozone Skye, the combination of a 50-storey tower, upper-floor amenities, metro connectivity and proximity to employment hubs provides the project's core proposition, while its ₹2.5-crore-plus entry price makes affordability and value comparison particularly important for prospective buyers.
