Average ticket size hits ₹8.81 crore as branded residences gain popularity among affluent buyers; developers launched 3,181 units in 2025, more than three times the previous year

India’s branded luxury residential market is witnessing a sharp expansion, driven by demand for premium homes, brand-led lifestyles and high-end residential developments. According to CRE Matrix’s report, Luxury Branded Residences: Market Overview & Performance Analysis (September 2026), the average ticket size of branded homes in India stands at ₹8.81 crore, while Delhi-NCR accounts for nearly half of the country’s cumulative supply.

The segment’s transaction value is estimated to reach ₹17,117 crore in 2026, marginally higher than the ₹16,942 crore recorded in 2025. The report’s estimate includes ₹11,717 crore in transactions reported between January and September 2026 and an estimated ₹5,400 crore for the October-December quarter.

The figures indicate that branded residences are evolving from a niche luxury offering into a more prominent part of India’s premium housing market. However, the high ticket sizes and concentration of supply in a handful of regions and developers also make affordability, execution and the sustainability of luxury demand important factors to watch.

Branded Residence Launches Surge as Buyer Interest Expands

Developers launched 3,181 branded residential units in 2025, more than three times the 1,015 units added in 2024. The expansion has continued in 2026, with another 1,975 units launched during the first nine months of the year.

Cumulative supply across the 10 markets covered by CRE Matrix reached 10,452 units. Of these, buyers had absorbed 68% of the total supply. During January-September 2026, 1,616 of the 1,975 newly launched units were absorbed, indicating substantial demand alongside the increase in new inventory.

The market’s cumulative reported transaction value reached ₹47,278 crore between 2018 and September 2026. CRE Matrix reported that transaction value grew at a compound annual growth rate of approximately 49% between 2019 and 2025.

This growth reflects the increasing appeal of residential projects associated with recognised fashion, lifestyle and hospitality brands. Buyers in this segment may value design standards, amenities, service offerings and brand positioning in addition to the property’s location and physical specifications.

Nevertheless, strong absorption figures do not automatically guarantee future price appreciation. Demand will continue to depend on economic conditions, financing costs, household wealth, project quality and the delivery of promised amenities.

Delhi-NCR Leads With 47% of Branded Home Supply

North India dominates the branded-residence market, accounting for 4,939 units, or 47% of cumulative supply. West India follows with 3,240 units, representing 31%, while East India accounts for 1,397 units, or 13%. South India contributes 876 units, equivalent to 8%.

Delhi-NCR’s strong position reflects its established luxury housing market, concentration of affluent households and demand for premium residential developments. Gurugram and Noida are among the important markets within the region, attracting developers seeking to serve buyers looking for larger homes and differentiated residential experiences.

The North’s position has strengthened during the recent launch cycle. It accounted for 3,891 of the 5,156 units launched across the four regions in 2025 and the first nine months of 2026.

Delhi-NCR also recorded the highest number of projects among the markets covered, with 15 projects. Mumbai and Pune had six projects each, followed by Kolkata with three. Bengaluru and Hyderabad had two projects each, while Lonavala, Alibaug, Bhubaneswar and Chennai had one project each.

The concentration of projects in North and West India suggests that developers continue to favour established premium housing destinations. Expansion into other cities could broaden the market, but regional differences in purchasing power, pricing and demand are likely to influence how quickly new developments gain traction.

Pune Commands the Highest Brand Premium at 44%

Pune recorded the highest premium for branded residences, with prices approximately 44% above comparable residential projects in the same catchment areas. Kolkata followed at 42%, while Bengaluru recorded a premium of 32%.

Gurugram registered a premium of 29%, while Noida and Mumbai each recorded 26%. Hyderabad had the lowest premium among the seven cities at 25%. The average premium across these markets was approximately 32%, according to the report.

The premium suggests that branding can influence pricing beyond the value attributable to location and conventional property characteristics. Recognised brands may help developers differentiate projects through architecture, interiors, amenities and service standards.

However, the premium varies significantly across cities. Buyers should therefore compare branded projects with similar non-branded developments in terms of location, carpet area, construction quality, maintenance charges and possession timelines. A higher launch price does not necessarily translate into stronger resale demand or better investment returns.

West India Has the Highest Average Ticket Size

Regional ticket sizes show a substantial gap between markets. West India recorded the highest weighted-average ticket size at ₹10.8 crore, followed by North India at ₹9.5 crore. South India stood at ₹7.3 crore, while East India recorded an average of ₹2.6 crore.

The West’s average ticket size was approximately 4.2 times that of the East, highlighting differences in the pricing and composition of branded-residence supply across regions.

The national average ticket size of ₹8.81 crore places branded residences firmly within the high-value end of the housing market. These properties are primarily aimed at affluent households, high-net-worth individuals and buyers seeking premium lifestyle features.

The differences in ticket sizes also indicate that the branded-residence category is not uniform. Project locations, unit sizes, brand positioning and the mix of properties can materially influence regional averages.

Fashion TV Leads Brand Rankings

Non-hospitality brands accounted for 73% of India’s branded-residence supply, or 7,636 units, compared with 2,816 units associated with hospitality brands.

Fashion TV led the overall brand rankings with 2,567 units, followed by Trump with 1,740 units. Westin, associated with Marriott, accounted for 1,464 units. Other prominent brands included YOO with 1,100 units, Elie Saab with 979 units and Tonino Lamborghini with 812 units.

Among hospitality brands, The Leela accounted for 389 units, while Ritz-Carlton, managed by Marriott, accounted for 284 units.

The figures demonstrate that branded housing extends beyond traditional hotel operators. Fashion, design and lifestyle brands are also being used to position residential developments in the premium segment.

For buyers, the brand name is only one part of the purchase decision. The developer’s execution record, the contractual relationship with the brand, the scope of services and the long-term cost of maintaining the property remain critical considerations.

Three- and Four-Bedroom Homes Dominate Supply

Larger configurations dominate the branded-residence market. Three-bedroom and four-bedroom-plus homes together accounted for 82% of the 10,452 units covered by the report.

Four-bedroom-plus residences represented 43% of supply, while three-bedroom homes accounted for 38%. Two-bedroom units represented 14%, and studios and one-bedroom homes together made up the remaining 5%.

The figures suggest that branded residences are primarily designed for buyers seeking spacious homes rather than compact urban accommodation. Larger apartments can accommodate premium amenities and expansive layouts, but they also require greater upfront investment and may carry higher maintenance costs.

South India recorded some of the largest average carpet areas. Four-bedroom-plus residences averaged approximately 3,709 square feet, while three-bedroom homes averaged 2,269 square feet.

In North India, the average carpet area was 1,742 square feet for three-bedroom homes and 2,926 square feet for four-bedroom-plus residences. In West India, three-bedroom homes averaged 1,180 square feet, while four-bedroom-plus units averaged 3,674 square feet.

These regional differences reinforce the need to compare homes on a like-for-like basis. Ticket size alone does not indicate value without considering carpet area, location, specifications and the overall cost of ownership.

Top 10 Developers Control 78% of Supply

The branded-residence market is concentrated among a relatively small group of developers. The 10 largest developers accounted for 8,177 units, equivalent to 78% of total supply.

M3M India/Smartworld led the rankings with 1,647 units, representing 16% of the market. Whiteland Corporation followed with 1,464 units, while Tribeca Developers accounted for 984 units. Together, the top three developers represented approximately 39% of total supply.

Other developers in the top 10 included Nahar Group, Signature Global, BramhaCorp, Merlin Group, DN Homes, Lodha Group and Panchshil Realty.

This concentration means that the execution capabilities, financing strength and delivery performance of leading developers could significantly influence the market’s overall reputation. Any delays, cost overruns or disputes involving large projects could also affect buyer confidence in the wider segment.

India Leads Asia-Pacific by Market Value

India ranked first in the Asia-Pacific region by branded-residence market value, at $9.7 billion, ahead of Vietnam at $8 billion and Thailand at $6.3 billion, according to CRE Matrix.

However, India ranked fourth by supply in the report’s year-to-date comparison, with approximately 10,450 units. Vietnam led with 15,800 units, followed by Thailand with 13,900 and the Philippines with 12,300.

India accounted for 21% of the region’s reported $45.3 billion market value while representing 15% of its units. The average reported value per Indian unit was $930,000, compared with $510,000 in Vietnam.

The figures point to the relatively high value of India's branded-residence market, even though its supply is smaller than that of several regional competitors. Differences in pricing, project mix and local market conditions remain important when comparing countries.

Key Risks for Buyers and Developers

Despite the segment’s expansion, branded residences face several risks. High ticket sizes limit the pool of potential buyers, while a large pipeline of luxury launches could increase competition in certain locations. Demand may also be affected by changes in economic conditions, investor sentiment and the availability of capital.

For buyers, the key considerations include the developer’s track record, construction progress, legal approvals, possession commitments, maintenance costs and the specific services attached to the brand agreement. The premium paid for a branded project should be assessed against tangible benefits rather than the brand name alone.

Developers, meanwhile, must balance the costs of premium construction and brand partnerships with achievable selling prices. Maintaining service standards after possession will be important for preserving buyer confidence and supporting the long-term reputation of branded residential projects.

Market Outlook

India’s branded luxury housing market is expanding rapidly, with estimated transaction value of ₹17,117 crore in 2026 and an average ticket size of ₹8.81 crore. Delhi-NCR’s 47% share of cumulative supply, Pune’s 44% brand premium and the dominance of larger homes highlight the segment’s concentration in premium urban markets.

The reported 68% absorption of cumulative supply and the strong uptake of newly launched units indicate meaningful buyer interest. However, the market’s long-term trajectory will depend on whether demand can keep pace with new launches and whether developers deliver the quality, services and exclusivity promised to buyers.

For real estate investors, the most important indicators to monitor are sales absorption, unsold inventory, project delivery, regional price trends and the financial strength of developers. Branded residences offer a growing opportunity within India's luxury housing market, but careful project-level due diligence remains essential before making a high-value property investment.
