Actress Bought the Mumbai Property for ₹3.20 Crore in 2014; Sale Highlights Rising Interest in Premium Residential Real Estate in Versova

Television actress Gauahar Khan has sold her duplex apartment in Mumbai’s Versova neighbourhood for ₹6.01 crore, nearly 12 years after purchasing it for ₹3.20 crore. The transaction, registered on September 24, 2026, reflects substantial appreciation in the recorded value of the residential property, according to registration data accessed by real estate analytics firm CRE Matrix.

The deal adds to a series of high-value property transactions involving celebrities in Mumbai, where demand for premium residential homes continues to attract attention from investors and industry observers.

Property Details: A Two-Level Residential Unit in Versova

The duplex is situated in Versova Shiv Kutir Co-operative Housing Society in S.V.P. Nagar, Versova, Andheri West. Located on a higher floor, the apartment spans two levels and has a super built-up area of 2,340 square feet, while its built-up area measures 1,872 square feet.

The property was purchased by Khan in November 2014 for ₹3.20 crore. The latest transaction was completed at ₹6.01 crore, with the buyers paying stamp duty of ₹36.06 lakh. The registration documents do not specify any car parking space associated with the property.

Nearly 88% Appreciation in Recorded Property Value

The sale price represents an increase of ₹2.81 crore over the original purchase price. This translates into approximately 87.8% appreciation over the holding period of nearly 12 years, based on the recorded transaction values.

On the stated built-up area of 1,872 square feet, the sale works out to approximately ₹32,100 per square foot. Calculated using the super built-up area of 2,340 square feet, the rate is around ₹25,700 per square foot.

These figures represent the change in the property's recorded consideration value. They do not account for maintenance expenses, renovation costs, transaction charges, taxes, inflation or other ownership-related expenses. Consequently, the price appreciation should not be interpreted as the seller’s net investment return.

Mumbai’s Celebrity Property Market Remains Active

The transaction comes amid other prominent real estate deals involving film personalities in Mumbai. Actor Anushka Sharma and her husband, cricketer Virat Kohli, were reported to have purchased two apartments at Godrej Skyshore in Versova for a combined ₹25.8 crore. In another transaction, actor Shakti Kapoor and his daughter, Shraddha Kapoor, leased an apartment in Mahalaxmi for a reported monthly rent of ₹2.5 lakh.

Such transactions draw attention to the premium housing segment, where location, property configuration, amenities and demand from affluent buyers can influence prices.

What the Deal Indicates for Real Estate Investors

Gauahar Khan’s property sale illustrates the long-term increase in the recorded value of a residential asset in a prominent Mumbai neighbourhood. However, one transaction cannot establish the broader price trend for Versova or the Mumbai housing market.

For investors, evaluating residential real estate requires looking beyond headline appreciation. Rental income, vacancy risk, maintenance costs, taxes, liquidity and the purchase price relative to comparable properties all influence actual returns.

The Versova duplex deal therefore offers an example of property-value appreciation over an extended holding period, while reinforcing the importance of assessing total ownership costs before drawing conclusions about investment performance.
