Embassy Developments Records Strong Pre-Sales at 85-Acre Project, Highlighting Rising Demand for Premium Homes in Bengaluru’s Airport Corridor
Embassy Developments has recorded more than ₹1,800 crore in pre-sales within a week of launching Embassy Origins in North Bengaluru, underlining strong buyer appetite for large-format and premium residential projects in one of the city’s fastest-growing housing corridors.
The project, launched on September 16, has sold 477 homes, representing around 62 per cent absorption of the units launched so far. The bookings cover more than 10 lakh square feet of saleable residential space.
The strong response adds momentum to Embassy Developments’ residential business and provides a significant addition to its FY27 sales pipeline.
Embassy Origins: An 85-Acre Residential Development
Embassy Origins is located north of Yelahanka and is spread across approximately 85 acres. The first phase comprises two RERA-registered residential developments — Embassy Riverine and Embassy South Reserve.
Embassy Riverine includes 217 villas in 4, 4.5 and 5 BHK configurations, with approximately 1.1 million square feet of saleable area.
Embassy South Reserve comprises 855 apartments, offering configurations ranging from studios to 3.5 BHK homes. The project has approximately 1.5 million square feet of saleable area.
Together, Phase 1 comprises around 1,072 homes and approximately 2.6 million square feet of residential saleable space.
The development is also positioned around 20 minutes from Kempegowda International Airport, making connectivity one of its key selling points.
₹1,800 Crore in Bookings in Just One Week
The scale of the initial response is significant. With 477 homes booked against reported pre-sales of more than ₹1,800 crore, the average booking value works out to approximately ₹3.8 crore per home.
This is an indicative average based on the company's reported figures. Actual transaction values vary depending on the size, configuration, location and specifications of individual homes.
The booking numbers also demonstrate the growing appetite for premium residential properties among buyers seeking larger homes and lifestyle-oriented developments in Bengaluru.
Embassy Developments has described the launch response as one of the strongest in its residential portfolio. According to the company, the performance provides greater visibility into its FY27 pre-sales and future cash flows.
Embassy's Residential Business Gains Momentum
The strong Embassy Origins launch comes after a significant acceleration in Embassy Developments' residential business.
The company reported approximately ₹868 crore in pre-sales during Q1 FY27, compared with ₹198 crore in the corresponding quarter of FY26, representing growth of around 338 per cent.
Collections during the quarter increased approximately 54 per cent year-on-year to ₹496 crore.
The company's quarterly pre-sales also showed a sharp acceleration through FY26, rising from ₹198 crore in the first quarter to ₹409 crore in Q2, ₹1,392 crore in Q3 and ₹2,632 crore in Q4.
The latest Embassy Origins performance therefore adds another sizeable booking pipeline to an already stronger residential growth trajectory.
North Bengaluru Emerges as a Key Housing Corridor
North Bengaluru has increasingly become an important residential market because of its proximity to Kempegowda International Airport, expanding infrastructure and the concentration of commercial and business activity around the northern corridor.
The region has attracted developers targeting both premium apartment buyers and high-net-worth customers looking for larger villas and gated communities.
Embassy Developments has already established a residential pipeline in the region. Embassy Greenshore, launched in November 2025, recorded approximately ₹804 crore in pre-sales, with more than 480 units sold by the end of December 2025.
Another North Bengaluru project, Embassy Eden, launched in December 2025, recorded around ₹286 crore in sales shortly after launch.
The performance of Embassy Origins suggests that demand for premium residential developments in the corridor remains strong.
Natural Intelligence Concept at the Centre of the Project
Embassy Origins is being developed around what the company describes as a “Natural Intelligence” concept, incorporating the existing ecology and natural characteristics of the site into the masterplan.
The development features a roughly 41-acre riparian corridor following the site's natural slope and water systems. The corridor is designed to connect five interconnected lakes.
The developer also says the project will include approximately 4,000 native trees representing more than 100 species.
The emphasis on natural landscapes, open spaces and water systems reflects a broader shift in premium housing, where buyers increasingly seek amenities and environments beyond conventional apartment facilities.
Villas and Apartments Target Different Buyer Segments
The two developments within Embassy Origins are designed to address different segments of the premium residential market.
Embassy Riverine focuses on larger villas with 4, 4.5 and 5 BHK configurations. These properties are likely to appeal to buyers looking for larger living spaces, privacy and a low-density residential environment.
Embassy South Reserve, meanwhile, offers apartments starting from studios and extending to 3.5 BHK configurations, providing a wider range of options within the same larger development.
This combination allows Embassy Developments to address multiple customer segments while benefiting from the scale of a large integrated project.
₹4,500 Crore Estimated Phase 1 GDV
At the time of its September launch, the combined gross development value of the first phase was estimated at around ₹4,500 crore.
The more than ₹1,800 crore in pre-sales reported within the first week therefore represents a substantial portion of the estimated Phase 1 GDV.
However, bookings and pre-sales should not be confused with recognised revenue or cash collections. Revenue recognition takes place according to applicable accounting standards and project execution milestones, while collections depend on payment schedules and other transaction conditions.
Bengaluru Housing Market Shows Premiumisation
The performance of Embassy Origins comes against a broader trend of premiumisation across India's major residential markets.
According to the September 2026 India Housing Report by CRE Matrix, Tier-1 cities recorded approximately ₹3.63 lakh crore in housing sales during the first half of 2026. The overall value of sales remained broadly stable compared with H1 2025, even though unit volumes declined by around 2 per cent.
The data indicates that higher prices and larger average ticket sizes have increasingly supported the value of residential sales.
Bengaluru remained among the stronger-performing markets. Housing sales in the city increased approximately 25 per cent in value during H1 2026, while unit volumes rose around 7 per cent. The average ticket size increased approximately 17 per cent to around ₹1.76 crore.
The Embassy Origins launch fits into this broader shift towards higher-value residential purchases.
What Embassy Origins Means for Embassy Developments
The strong first-week bookings could strengthen Embassy Developments' visibility on its FY27 residential sales pipeline.
The company has indicated that the launch response provides greater clarity on future pre-sales and cash flows. The next phase of Embassy Origins, along with other projects in the North Bengaluru pipeline, could become important contributors to the company's residential growth.
The ability to convert bookings into collections and subsequently execute projects on schedule will remain critical as the development progresses.
Market Outlook
Embassy Origins' first-week performance highlights the continued strength of premium housing demand in Bengaluru, particularly in well-connected growth corridors such as North Bengaluru. The sale of 477 homes and more than ₹1,800 crore in pre-sales within a week points to strong buyer acceptance of large-scale, premium residential developments.
For the real estate sector, the bigger takeaway is the continued rise in average ticket sizes. Bengaluru's housing market is showing that value growth can remain strong even when overall unit growth is more moderate, driven by premiumisation and demand for larger homes.
Embassy Developments' ability to sustain this momentum through subsequent phases, convert bookings into collections and execute projects efficiently will be key factors to watch as FY27 progresses.
