Reliance Industries joins Mumbai’s ultra-luxury property market with a 9,781-sq-ft duplex at Three Sixty West, adding another high-value transaction to one of the city’s most closely watched luxury residential projects
Reliance Industries Limited has purchased a luxury duplex at Mumbai’s Three Sixty West project in Worli for ₹75.11 crore, according to property registration documents accessed by Liases Foras. The transaction adds another major corporate name to the list of high-net-worth individuals, promoters and business families that have acquired residences at the premium development.
The agreement was registered on September 11, 2026. Reliance Industries is listed as the buyer, while Skylark Buildcon Private Limited and Moon Rays Realty Private Limited, partners of Oasis Realty, are the sellers.
The transaction highlights continued demand for large-format luxury residences in Mumbai, particularly in established premium locations such as Worli, where limited land availability, sea-facing properties and high-end amenities have supported exceptionally high property values.
Duplex Spans Nearly 9,800 Sq Ft
The property is located on the 49th floor of Tower B at Three Sixty West, along with an additional level between the 49th and 50th floors.
According to the registration documents, the residence has a RERA carpet area of 908.73 square metres, equivalent to approximately 9,781 sq ft. The agreement also includes an additional area of 14.30 square metres, or roughly 154 sq ft, on the first level.
The property comes with five car parking spaces — one on Level 5 and four on Level 7.
At the reported transaction value of ₹75.11 crore, the deal translates to approximately ₹76,800 per sq ft based on the RERA carpet area. The agreement also records stamp duty of around ₹4.51 crore.
The size and configuration of the residence place it firmly within Mumbai's premium luxury housing segment, where transactions are often driven by factors beyond conventional price-per-square-foot calculations, including location, views, privacy, floor height, amenities and the availability of large residences.
Three Sixty West Remains a Major Luxury Property Address
Three Sixty West is a mixed-use luxury development on Dr Annie Besant Road in Worli. The project was developed through Oasis Realty, a joint venture involving Oberoi Realty and the Sahana Group.
The development comprises two towers and combines luxury residential apartments with The Ritz-Carlton hotel and associated hotel-linked services.
The residential inventory includes 4-BHK and 5-BHK homes, along with larger duplexes and penthouses. Its Worli location provides access to Mumbai's major business districts while also placing residents within one of the city's most prominent luxury residential corridors.
The project has attracted several large-ticket transactions over the years, reinforcing its position in Mumbai's ultra-premium residential market.
Damani Family’s ₹1,238 Crore Purchase Among the Largest Deals
One of the most significant transactions associated with Three Sixty West came in February 2023, when members of Radhakishan Damani's immediate family and close associates purchased 28 apartments for a combined ₹1,238 crore.
The transactions were registered on February 3, 2023.
Around the same period, Oberoi Realty disclosed the acquisition of 63 apartments from Oasis Realty for an aggregate consideration of ₹4,000 crore, including applicable consideration, stamp duty and tax liabilities.
These transactions demonstrated the scale of institutional and high-net-worth demand for premium residential assets in Mumbai.
₹230 Crore Penthouse Deal by BK Goenka
Welspun Group chairman BK Goenka also emerged as one of the project's prominent buyers.
In February 2023, Goenka purchased a penthouse in Tower B for ₹230.55 crore. The property had a carpet area of approximately 29,885 sq ft, along with a 4,815 sq ft terrace and 14 parking spaces.
The transaction was registered on February 8, 2023, with stamp duty of approximately ₹13.83 crore.
Oberoi Realty also acquired a penthouse in the development through its affiliate RS Developers for ₹230.55 crore. The residence measured around 30,000 sq ft and was located on the 63rd habitable floor of Tower B.
Other High-Value Transactions at Three Sixty West
Three Sixty West has continued to attract buyers from the corporate, investment and entrepreneurial communities.
WestBridge Capital co-founder and managing director Sumir Chadha bought an apartment in August 2023 for ₹96.12 crore. The residence was located on the 60th floor and had a carpet area of approximately 6,779 sq ft.
In January 2024, Vratika Gupta, founder of Maison Sia, purchased a 12,138-sq-ft apartment on the 49th floor for ₹116.42 crore. The transaction included eight parking spaces.
Karan Bhagat, founder and CEO of 360 ONE, acquired two sea-view apartments on the 45th and 46th floors in May 2024 for a combined ₹170 crore. Together, the apartments covered around 12,900 sq ft and included eight parking spaces.
In April 2024, Mavjibhai Patel, associated with the promoter group of Kiran Gems, purchased a sea-facing apartment for approximately ₹97 crore. The residence had a reported RERA carpet area of 14,911 sq ft and included nine parking spaces along with additional balcony space.
Luxury Demand Continued Through 2024 and 2025
In August 2024, Ashley Nagpal, promoter of Ebco, and his wife Bianca Nagpal purchased a 7,139-sq-ft apartment on the 60th floor for ₹115 crore. The transaction included five parking spaces.
In October 2024, RR Kabel promoter Shreegopal Kabra and his family purchased two apartments on the 62nd floor for ₹198 crore. The residences together measured approximately 13,809 sq ft.
In November 2024, investor and Deep Financial Consultants director Urjita Jagdish Master purchased an apartment on the 59th floor for more than ₹105 crore. The residence measured more than 7,139 sq ft and included five parking spaces.
The luxury segment also saw another large transaction in March 2025, when the Zydus Family Trust, associated with the promoters of Zydus Lifesciences, acquired an apartment on the 61st floor for ₹200 crore. The property measured approximately 17,384 sq ft and included eight parking spaces. Stamp duty of around ₹7.04 crore was paid on the transaction.
Tejal Mercantile Private Limited, linked to the erstwhile promoter family of Zandu Pharmaceuticals, also acquired a 7,303-sq-ft apartment on the 62nd floor for ₹110.41 crore. The residence included five parking spaces.
Why Mumbai’s Luxury Housing Market Continues to Attract Large Deals
The Reliance Industries transaction comes against the backdrop of sustained demand for premium residential property in Mumbai.
Luxury housing in established neighbourhoods such as Worli is supported by a combination of limited availability, high land values, proximity to commercial centres and demand from entrepreneurs, corporate executives, investors and affluent families.
Large apartments and penthouses also represent a relatively scarce category of housing. Developers cannot easily replicate such inventory because of land constraints and the long development timelines associated with large mixed-use projects.
For buyers, premium residences can also serve multiple purposes, including personal use, long-term asset ownership and portfolio diversification. However, individual transactions can differ substantially depending on the configuration, floor, view, amenities and contractual terms.
Reliance’s Property Purchase Adds to Corporate Interest in Luxury Housing
Reliance Industries' ₹75.11 crore acquisition adds another prominent corporate name to the Three Sixty West buyer base.
Unlike some of the project's earlier transactions involving exceptionally large penthouses or multiple apartments, the Reliance purchase involves a duplex of approximately 9,781 sq ft of RERA carpet area.
The transaction also illustrates the continued presence of large-ticket property deals even as Mumbai's broader residential market becomes increasingly segmented between mass-market, premium and ultra-luxury housing.
Luxury Real Estate Outlook
Mumbai's ultra-luxury residential segment is likely to remain closely linked to high-net-worth wealth creation, limited premium inventory and demand for large residences in established locations.
Three Sixty West's history of transactions ranging from ₹75 crore to more than ₹1,000 crore highlights the wide range of deal sizes possible within the same luxury development.
For the broader real estate market, high-value transactions can provide an indication of continued demand at the upper end of the housing spectrum. However, the performance of the wider residential market will also depend on interest rates, economic growth, employment trends, new project launches and affordability across other housing segments.
