Luxury Home Sales Register Record-Breaking Growth

The luxury housing segment witnessed 957 transactions during January-June 2026, representing a 26% year-on-year increase in the number of homes sold. In value terms, transactions climbed 12% compared with the corresponding period last year, making it the strongest six-month performance ever recorded in Mumbai's premium residential market.

This segment has emerged as the preferred choice for wealthy homebuyers seeking premium apartments with world-class amenities, better layouts, superior connectivity, and long-term investment potential.

Meanwhile, the ultra-luxury category of homes priced above ₹40 crore continued to witness healthy demand, recording 41 transactions during the six-month period.


Worli Emerges as Mumbai's Luxury Housing Leader

Among Mumbai's premium micro-markets, Worli delivered the strongest performance during H1 2026.

Luxury home transactions in the locality surged from 35 units in H1 2025 to 159 units in H1 2026, representing a dramatic increase in buyer activity.

The total transaction value in Worli reached approximately ₹4,493 crore, making it Mumbai's largest luxury residential market by value during the period.

Several factors contributed to the area's impressive performance, including premium residential developments, improved infrastructure, sea-facing projects, enhanced connectivity, and growing demand from business leaders and high-net-worth families.

Lower Parel also recorded significant growth, further strengthening Central Mumbai's position as a preferred luxury housing destination.


Secondary Market Records Its Strongest Performance

Luxury property resales have become an increasingly important component of Mumbai's premium housing market.

The resale segment generated ₹4,840 crore worth of transactions during H1 2026, the highest half-yearly value recorded since 2021.

Over the past five years, resale properties have consistently contributed around 30% of the total luxury housing market, indicating that premium residential assets are increasingly being viewed as investment products with strong liquidity rather than merely end-use homes.

The growing activity in the secondary market also reflects improving confidence among buyers seeking ready-to-move luxury residences in established locations.


Larger Homes Continue to Dominate Buyer Preferences

Demand remained strongest for apartments measuring 2,000 to 4,000 square feet, which accounted for nearly 58% of all primary luxury home sales during the first half of the year.

Buyers increasingly prioritise spacious layouts, private workspaces, wellness amenities, and premium lifestyle facilities.

Although homes larger than 4,000 square feet represented only around 11% of total transactions, they contributed more than one-fourth of the overall transaction value because of their significantly higher ticket sizes.

Luxury Home Prices Witness Healthy Consolidation

After witnessing robust appreciation over the past four years, Mumbai's luxury housing prices have entered a phase of measured consolidation.

Average prices for homes priced above ₹10 crore increased from around ₹54,600 per square foot in 2021 to approximately ₹75,000 per square foot by 2025, representing a gain of nearly 37%.

So far in 2026, average prices have eased by around 4%, suggesting that developers are adopting a balanced pricing strategy to maintain demand rather than aggressively increasing prices.

Despite the moderation, luxury property prices remain more than 30% higher than their 2021 levels, underlining the segment's long-term strength.


Buyer Profile Reflects India's Expanding Wealth Base

The buyer demographic continues to diversify as India's wealth creation accelerates.

Individuals between 35 and 55 years of age accounted for approximately 58% of luxury home purchases during H1 2026.

The 45–55 year age group remained the largest contributor to sales, while buyers aged above 65 years represented around 12% of total transactions.

The data suggests that successful entrepreneurs, senior corporate executives, professionals, family business owners, and long-term wealth creators continue to drive demand across Mumbai's premium housing market.


Infrastructure Development Continues to Boost Demand

Several large-scale infrastructure projects are enhancing Mumbai's luxury residential appeal.

Improved connectivity through coastal road developments, metro expansion, upgraded business districts, and better transport infrastructure have significantly increased the attractiveness of premium locations such as Worli, Lower Parel, Bandra West, Tardeo, and surrounding micro-markets.
