Godrej Properties has expanded its footprint in South India by acquiring a 47-acre land parcel near Old Mahabalipuram Road (OMR) in South Chennai. The company plans to develop a premium plotted residential community on the site, reinforcing its strategy of focusing on high-growth residential markets across the country.

The proposed development is expected to have a saleable potential of nearly 1.2 million square feet and is estimated to generate around ₹500 crore in revenue. The project will cater to the rising demand for plotted developments, a segment that has gained popularity among homebuyers seeking larger living spaces, greater flexibility in home construction, and long-term investment value.

Strategic Location with Strong Connectivity

The newly acquired land is located off the OMR corridor, one of Chennai's fastest-growing residential and commercial belts. The project enjoys seamless connectivity to major IT and industrial hubs, including SIPCOT, Siruseri, and Kelambakkam, while also offering easy access to Vandalur, Guduvanchery, and the Mahabalipuram region.

Rapid infrastructure development, expanding road networks, and the continued growth of the IT sector have transformed South Chennai into one of the city's most attractive real estate destinations. These factors are expected to support sustained demand for residential projects in the area.

According to the company, South Chennai has witnessed a significant shift in homebuyer preferences, with increasing demand for well-planned residential communities offering modern amenities, open spaces, and long-term value appreciation.

Strong Growth Momentum Continues

The acquisition comes after a record-breaking financial year for Godrej Properties. During FY26, the company retained its position as India's largest residential developer by booking value for the third consecutive year.

The developer reported residential bookings worth ₹34,171 crore, registering a 16% year-on-year increase and a three-year CAGR of 41%. Collections also reached an all-time high of ₹19,965 crore, marking a 17% annual growth and the highest collections ever reported by an Indian real estate developer in a financial year.

The company also achieved record levels in business development, operating cash flow, and customer bookings during the year.

FY27 Expansion Strategy

Looking ahead, Godrej Properties plans to maintain its growth momentum by targeting residential bookings of more than ₹39,000 crore in FY27. The company intends to achieve this through an aggressive pipeline of new project launches across key metropolitan markets, supported by sustained demand in existing developments.

The Chennai acquisition reflects the developer's continued focus on expanding its presence in high-potential urban markets while strengthening its portfolio of residential projects across India.
